to the Perfect House
Every real estate transaction is unique because every home is different, every seller is different, and every buyer is different. I have never met two married couples that were alike. Every real estate transaction is unique because every person is unique. As a result, there is no formula for identifying the perfect house in the best neighborhood. But there are “best practices.”
A successful real estate experience starts with understanding people, identifying value, and managing expectations.
Step 1 – Understanding People – It is imperative that I learn all about what you want in a home and neighborhood. Expect me to ask lots of questions. I have to know what makes you tick. This is the only way I can match your unique wants and needs to the seemingly endless selection of homes on the market.
Step 2 – Identifying Value – Every house has a price tag, but some are better deals than others. A great deal is the perfect house at the lowest price. You can always find a cheaper house and you can always find a house you like more. The trick is finding the most affordable home that you love. I am very good at doing this for you.
Step 3 – Managing Expectations – You may have preconceived ideas about your home buying experience. If these ideas come to fruition, great! If there are speed bumps, I am there to smooth things over. The goal is to leave the closing table with the keys in your hand and a smile on your face.

About Will Layton
Will Layton is a real estate agent with Wainwright Real Estate in Virginia Beach and a pilot in the US Navy Reserve. With a background deeply rooted in loyalty, integrity, and accomplishment, it is no wonder that both buyers and sellers choose Will Layton when they want it done right, the first time.
In 2003 the Navy moved us from Japan to Norfolk and we bought our first house. I also bought my first nail gun and crow bar and proceeded to take the house apart and put it back together. This was a great learning experience that I repeated on my next three homes. Among my remodeling accomplishments are removing load bearing walls, flooding my kitchen, tile work, and electrocuting myself (3 or 4 times.) Letting others do the hard work is definitely easier, but doing it yourself can be very satisfying. Today I let the pros do the hammer swinging and I concentrate on what I do best; matching people and their lifestyles to the right neighborhoods.
William Layton (a short biography)
Will Layton grew up on the Eastern Shore of Maryland and earned a BS in Mechanical Engineering from Lehigh University in 1992. Following graduation, he attended Aviation Officer Candidate School in Pensacola Florida where he received his commission as a Naval Officer. He moved from Pensacola to Milton Florida for flight school, and then on to Meridian, MS and Lemoore, CA after getting winged.
For the next seven years, Will Layton lived in the San Joaquin valley, moving four times and calling three different squadrons his own. On the way home from his second six-month deployment to the Persian Gulf, he met his future wife, Dacia, in Perth Australia. An American, she was on a semester abroad from The Ohio State University.
Will and Dacia Layton moved to Japan after getting married. They traveled the world but soon found themselves back in Virginia Beach. After his fourth, and likely final, six-month cruise, Will Layton left the active duty Navy and joined Fighter Squadron Composite 12 (VFC-12) as a Navy Reservist, still flying the F/A-18 Hornet. 
Will’s passion for real estate began in 2004 when he and Dacia renovated their first home in Norfolk, VA. Now Will works with a team of experienced professionals and helps his clients buy and sell homes in Virginia Beach, Norfolk, and Chesapeake.
