Do you want a condo on the beach or a single family vacation home tucked away in a quiet residential neighborhood? Do you want your condo within walking distance of some of the best neighborhood restaurants in Virginia Beach or do you prefer a secluded location with few tourists near one of our state parks? What if you have a boat or enjoy fishing? Is it important to you to have a vacation home with a dock or will a condo close to a marina work for you?
There is only one way to answer these questions. You have to experience it with a house hunting trip, or a condo hunting trip. But before you do that, it is important to know how your budget affects your dreams. Trying to find a beachfront vacation home on a condo budget is a waste of your time. The Virginia Beach condo market is healthy. So is the vacation home market. How healthy? In 2011, over 50% of the waterfront homes sold within 5% of their asking price in Virginia Beach. The vast majority sold within 10% of the asking price. This is not Florida where the sellers price their homes 50% above market value. This is Virginia Beach and the market is stable and consistent for a reason. If there is a good deal to be had, it is not hidden behind a high price tag waiting for your lowball offer. Finding a great deal on a waterfront home, beachfront home, or condo in Virginia Beach is about recognizing value when you see it. When there is a deal to be had, it is hiding in plain sight.

If I had my way, you would use my favorite lender because I know, without a doubt, that you will be taken care of and buy a home happy. There is nothing worse than having a sale fall through because a slick talking lender couldn’t live up to his promises. I’ve seen it happen a dozen times and I don’t want it to happen to you. Please take my advice on this one.
Step 3: Narrow down your choices by neighborhood and price. Looking at pictures online is a great way to kill time but it is a lousy way to find the right home. You simply must experience the neighborhoods.
